Rental Qualifications

Please be prepared to answer following questions so that I may better assist you?

(1) What is your preferred move in date?

(2) What area(s) are you looking to move to and are you looking for a specific school district or zip code?

(3) What is your monthly budget for a rental?

(4) How many bedrooms do you need?

(5) Do you have a preference for 1 or 2 story homes?

(6) Do you have any pets? If so, what breed(s) and weight(s)?

As a general guideline, most properties look for the following in a tenant:

(1) Security deposit is usually equal to one months rent and due within 24 to 48 hours of approval

(2) You are generally required to pay a full month's rent by your lease start date

(3) Must make at least 3X the monthly rent ( Please be-able to provide us with at least your last 2 pay stubs)

(4) Decent credit score (most require at least 550 and above)

(5) No broken leases or evictions (if you do, they usually will accept you if it’s an older one, ie 10 years)

(6) No violent misdemeanors or felonies less than 10 years old.

(7) No aggressive dog breeds

If you don't know your credit score, you can go to Transunion to check your credit. Landlords use your credit score as one of the determining factors in deciding to rent to tenants. We find that if you have a 500 or above credit score and you can answer No to the above questions, you are more likely to qualify for a home.

In general, most property owners will only hold a home for about 3 weeks max. So my suggestion is to not start looking for leases until you are 3-4 weeks out from your desired move in date. Rental homes tend to go pretty quickly and what’s available today, may not be the following month.

I’ve had the best success with getting my clients into the home of their choice when their Move-in date is within 3 to 4 weeks of us viewing the property.
